Prepare a report for Mr Smith comprising of a survey report and a Client proposal to convince him that you are the firm who should be employed to progress the works to the next stage as the Lead Consultant. All of Mr Smith’s portfolio is developed with sustainability in mind so he would wish you to consider this in your proposals.
This is a listed building with two distinct sections, an original part of the building with Georgian façade which is now connected to a more modern addition.
The building has long been identified for disposal by the University and hence there has been a lack of investment in its upkeep.
There are several weathering issues, and the roof areas are a challenge, with a history of water ingress. There are some asbestos materials in the building which need to be managed and treated with care.
Disabled access is difficult and not currently available – there is stepped access externally from the street which is difficult to overcome and complicated by the Planning/ Listed Building issues. Internally, while there is a lift, some of the corridors are too narrow for wheelchairs to turn properly through 90 degrees.
In light of the ongoing pandemic, a risk assessment has been carried out and a member of your team has carried out the site visit. You have thus been provided with images of the premises. As part of your work, you have to revi3ew and assess the information.
